On the first of each month you receive photos of the property, the completed checklist and a list of what needs attention, with a cost estimate, before anybody commissions anything.

And if something goes wrong at a level that needs deciding, you reach the managing director, not a complaints desk.

Services and prices
Four packages, one price island-wide
Whether your house is in Andratx or in Artà makes no difference to the price. We charge nothing for travel and add nothing to trade invoices.
Every package includes inspection, handyman service and emergency cover. An inspection takes us two to three hours — travel, a fixed checklist and the report included, not a quick walk-through. On this list, a house with a pool and a small garden comes to 1,440 € and a finca with pool, garden and grove to 1,880 € a month incl. VAT.

Garden by gardener days, not by square metres
Two fincas of identical plot size can differ fivefold in the work they need. So we charge for the time actually spent in the garden.

Final price including VAT. Grove and firebreak work is charged by time two or three times a year and approved by you beforehand.
We show both figures: the net amount, because providers in Mallorca quote net and you could not otherwise compare, and the final price including 21 % VAT that you actually pay. Every client pays the same. There are no special rates, no travel surcharges and no discounts to negotiate. Trade invoices are passed on unchanged, with no mark-up. Coordinating larger jobs is billed openly as its own line: 15 % of the net order value, capped at 450 € per job, free below 150 €.

How it starts
How switching works
Four weeks pass between the first call and the first report. Switching is the real hurdle, not the price, so here is what happens and in what order.

Visit
We look at the property, free and without obligation. After that we both know what it needs.

Quote
A fixed monthly rate, broken down by service. An initial twelve months, then cancellable monthly. No deposit.

Key handover
Logged, with photos of the condition on the day. So nobody wonders later what was already there.

After 30 days, with photos and checklist. Then on the first of every month.
How island-wide cover actually works
Everybody says “all of Mallorca”. The question is who rings your bell.
A provider who drives to every property from one office spends the day in the car. You pay for that in postponed appointments. So we work regionally: our own people for inspection and care, plus vetted partner firms for specialist trades. What stays the same everywhere is what you notice: the same contact, the same checklist, the same report.

Common questions
Questions before signing
Who holds my key, and how is it secured?
Keys sit in a locked cabinet, with no address on the tag, only a property number. Every removal is logged. At handover we record the condition of the property with photos.
Are you insured?
Yes, with public liability cover that explicitly includes key custody. We attach the certificate to the quote, without you having to ask for it.
What happens if something breaks while I am away?
We report it to you with photos and obtain a quote. Nothing is commissioned until you approve it. The only exception is immediate danger: a burst pipe is shut off at once and everything else discussed afterwards.
Does anyone there speak English?
Yes. Advice, reports and contracts are available in English or German. With tradesmen and authorities we deal in Spanish so that you do not have to.
How long am I committed?
An initial twelve months, then cancellable monthly with one month’s notice. No automatic annual renewal, no deposit, monthly direct debit.
Do you handle holiday letting?
The care side yes: laundry, cleaning, handovers, being on call. Marketing and booking administration we do not do; for that we work alongside your existing provider.
I already have someone looking after the house. Is it worth switching?
That is worth a conversation, and sometimes the answer is no. But if you have not seen a photo of your house in months, that is a reason to think about it.
