The care year in Mallorca

A house in Mallorca runs on a different calendar: the sun works harder, the rain arrives all at once, and winter is mild — but damp. What needs doing when, season by season.

March to May

Spring: waking the house up

Spring decides the summer: what gets checked now does not fail in July. The details on restarting the pool are in the guide Winterising your pool.

  • ✓Bring the pool out of winterisation before the first algae bloom — from about 15 degrees water temperature
  • ✓Test the irrigation: run every circuit, check drippers and valves
  • ✓Go over facade, pergola and awnings after the winter storms
  • ✓Free up shutters, fittings and locks
  • ✓Lead the garden into the growth spurt: pruning, feeding, mulch

June to September

Summer: water is everything

Summer is where the difference between care and occasional visits shows: much of it does not forgive a two-week pause.

  • ✓Weekly pool service — evaporation, chlorine consumption and limescale all work against the pool at 30 degrees
  • ✓Irrigation is the most important check of the year: one blocked dripper costs a hedge in two weeks
  • ✓For rentals: changeovers, final cleans, key handovers
  • ✓Firebreaks and dry cuttings dealt with before the greatest heat
  • ✓After thunderstorms: check gutters and drains

October and November

Autumn: be ready before the rain

Mallorcan autumn rain does not arrive as a week of drizzle but as a downpour. Whether it runs off or stands in the house is decided at the drains — by early October, not in November. The guide Winterising your holiday home covers what else to do before you leave for the winter.

  • ✓Clean gutters, drains and soakaways — before the first autumn storms, not after
  • ✓Check shutters, seals and doors before the Tramuntana gales
  • ✓Cut back the garden and clear leaves before they sit in the drains
  • ✓In the grove, the olive harvest begins
  • ✓Test the heating or fireplace before the first cold evening

December to February

Winter: damp, not frost

There is a separate guide to pruning: Olive tree pruning. And whoever is away for the winter needs one thing above all: somebody who airs the house regularly, looks properly and proves it with photos.

  • ✓Winterise the pool: set the values, reduce the running times, do not switch off
  • ✓Air the house against damp — the Mallorcan winter moulds more than it freezes
  • ✓Frost nights inland: keep an eye on exposed pipework
  • ✓Prune olives and fruit trees: late January to March, before bud burst
  • ✓Check the plant at rest: well, pumps, cistern, storage

We work through this calendar for your house — and prove it every month.
