What Does Property Management in Mallorca Cost?
Most providers do not publish prices. We do, and they are the same across the whole island: whether your house is in Andratx or in Artà changes nothing.
What actually drives the price is three things: how often somebody comes, whether there is a pool, and how much garden needs looking after.
Withholding prices has a purpose: it lets a provider set them per property. We do not do that.

Price
The packages
Basic 590 € with fortnightly inspection, handyman service and emergency cover. Standard 990 € adds pool service. Complete 1,590 € has weekly inspection, pool service, laundry and cleaning. Garden comes on top by gardener days: 450 €, 890 € or 1,760 € per month. All figures are final prices including 21 % VAT.
Three typical properties
- Town house, no pool or garden: Basic590 €
- Villa with pool and small garden: Standard plus half a garden day1,440 €
- Finca with pool, garden and grove: Standard plus a full garden day1,880 €

All amounts include 21 % Spanish VAT and are identical across the island.

Why is the price the same everywhere when the distances differ?
Because a price that depends on distance is something you cannot verify. We carry the travel time and manage it through route planning rather than through your invoice. There are no travel surcharges.
What comes on top of the monthly price?
Trade work, which we pass on at the quoted price with no mark-up, grove and firebreak work two or three times a year, and changeover cleans if you let the property. You approve all of it beforehand.
Are there discounts?
No. Every client pays the same. Anyone who refers a new client receives a one-off reward rather than a permanently lower price, because a lower price would be unfair to everybody else.
How long am I committed?
Twelve months, then rolling twelve-month renewal. Three months’ notice to the end of the term. No deposit, monthly direct debit.
