What Does Property Management in Mallorca Cost?
Most providers do not publish prices. We do, and they are the same across the whole island: whether your house is in Andratx or in Artà changes nothing.
What actually drives the price is three things: how often somebody comes, whether there is a pool, and how much garden needs looking after.
Withholding prices has a purpose: it lets a provider set them per property. We do not do that.

Price
The packages
Apartment 405 € net (490 € incl. VAT) for flats in residential complexes without their own garden or pool. Without Pool 570 € net (690 €) with the same scope for houses — fortnightly inspection, handyman service and emergency cover. With Pool 818 € net (990 €) adds pool service, weekly in summer. Complete 1,314 € net (1,590 €) has weekly inspection, pool service, laundry and cleaning; twelve changeovers a year are included, further changeover cleans are charged per stay. Garden comes on top by gardener days: 372, 736 or 1,455 € net (450, 890 or 1,760 € incl. VAT). We show both figures because providers in Mallorca quote net — the second is what you pay.

Questions about pricing
Why is the price the same everywhere when the distances differ?
Because a price that depends on distance is something you cannot verify. We carry the travel time and manage it through route planning rather than through your invoice. There are no travel surcharges.
What comes on top of the monthly price?
Trade work: the tradesman’s invoice is passed on unchanged, and coordination is billed at 15 % of the net order value, capped at 450 € per order, free below 150 €. On top of that, grove and firebreak work two or three times a year, and, if you let the property, changeover cleans beyond the twelve included in Complete. You approve all of it beforehand, with the coordination fee stated in each quote.
Are there discounts?
No. Every client pays the same. Anyone who refers a new client receives a one-off reward rather than a permanently lower price, because a lower price would be unfair to everybody else.
How long am I committed?
An initial twelve months — that long because the inventory, key handover and survey of the plant all come at the start, and a full seasonal cycle belongs to it. After that, cancellable monthly with one month’s notice to the end of the month, with no automatic annual renewal. No deposit, monthly direct debit.
